Selecting Your Builder


Selecting the right builder is the single most important decision in determining the success of the building of your custom home. This decision should consider the builders reputation, integrity and experience.

A builder directly effects all aspects of the construction of your home. He must be someone who has the ability and experience to fulfill your vision and give you an exceptional product.

Home Site


If you don’t have a home site we can assist and help in choosing from a wide variety of home sites in may great locations. Your lot selection is very important and every possible effort needs to be made to ensure the best possible location and site.

Builder Agreement Options


There are generally three construction contract options for an owner and builder to use. Below is a short summary of each.

A) Fixed Price Contract: This is the standard owner/builder agreement where a plan and specifications are drawn up. The builder adds his overhead and profit into the cost to establish a fixed price. The builder would pay all the bills and could provide the owner with paid releases of all subcontractors and vendors.

The advantage of this agreement is that the owner is tied into a set price in case material and labor cost rise. Draws are given to the builder in relation to percentages of work completed.

B) Cost Plus Fee Contract: Here the owner is given the accounting numbers of all the costs of home. The builders fee added to the cost. The builders overhead, employee labor, and supervision is considered a cost item. The builder pays for the cost of construction when he receives the construction draws. His fee is paid over the course of construction through the draws. The builder fee could be a set fee or based off of percentage of cost. The owner will pay for any building cost increase over the course of construction.

C) Construction Management Contract: In this agreement the builder assembles an estimate for the cost of the complete home and presents the cost numbers to the owner. The builder compiles the invoices during construction for the owner to pay. The builders overhead, employee cost, and supervision is considered part of the cost and the builder is paid a fee over the course of construction. This agreement is similar to the cost plus fee contract with the exception of the owner paying the bills.
